Getting in

How to become a Green Building Consultant

A bachelor's degree in architecture, engineering, environmental science or construction management is common. The core credentials come from the Green Business Certification Inc. and the U.S. Green Building Council: LEED Green Associate as an entry credential, and LEED AP with a specialty such as Building Design and Construction for experienced practitioners. The WELL AP and Certified Passive House Consultant credentials are also widely used.

Many consultants start as project coordinators at sustainability firms, architecture offices or engineering firms, preparing certification paperwork, and build expertise across projects before leading them. Energy modeling and building science knowledge help consultants advance.

The work

What does a Green Building Consultant do?

Green building consultants help architects, developers and owners design and operate buildings that use less energy and water and are healthier to occupy. On a new project, they review drawings, recommend strategies that earn certification credits, and track documentation for programs such as LEED, WELL, ENERGY STAR and Passive House.

They coordinate with engineers on energy models, check that products meet material and air quality criteria, and manage submissions to certification reviewers. For existing buildings, they benchmark utility use, recommend upgrades, and help owners comply with local building performance standards that cap energy use or emissions in cities such as New York and Washington, D.C.

Day-to-day tasks

  1. Identify certification credits a project can realistically achieve
  2. Review drawings and specifications for sustainability requirements
  3. Coordinate energy modeling and commissioning with engineers
  4. Track and submit documentation to certification reviewers
  5. Verify that materials meet product and air quality criteria
  6. Benchmark energy and water use in existing buildings
  7. Advise owners on compliance with building performance standards

Typical tasks, researched by NueCareer from the sources below.

Working conditions and hours

Work is split between offices, client meetings and construction site visits. Much documentation work can be done remotely. Site visits involve walking active construction sites in safety gear to verify installations. Consultants often juggle several projects at once, each at a different design or construction stage, with deadlines set by the certification review process.
